Front Door
The front door uses a touchscreen smart lock. Your personal access code will be provided before arrival. Please make sure the door locks behind you when leaving.
Check-In & Check-Out
Check-in is at 3:00pm and Check-out is at 11:00am.
AROUND THE HOUSE
Heating & Air Conditioning
The farmhouse has two Nest thermostats—one near the main entry and one upstairs. Please feel free to adjust the temperature for your comfort. Keep exterior doors and windows closed while the heating or air conditioning is running.
Kitchen
The kitchen is fully equipped for your stay with cookware, dishes, glassware, utensils and everyday essentials. Please make yourself at home.
Laundry
A washer and dryer are available for your use. Please leave the washer door slightly open after use to allow it to dry.
Septic System
Like many country homes, Collins River Farmhouse uses a septic system. Please flush toilet paper only. Do not flush wipes—even those marked flushable—paper towels, feminine products or other items.
OUTDOOR LIVING
One of our favorite things about Collins River Farmhouse is simply spending time outside. Enjoy the porch, fire pit and peaceful country setting.
Fire Pit
You're welcome to enjoy the fire pit during your stay. Please never leave a fire unattended and completely extinguish it when you're finished.
Gas Grill
The grill is available for guest use. When finished cooking, please turn off the burners and close the propane valve at the tank. Please leave the grill in its designated location.
Around the Property
Feel free to enjoy the grounds surrounding the farmhouse. This is a rural property, so terrain can be uneven and wildlife is part of the experience. Please use appropriate footwear and supervise children outdoors.

A downtown favorite for a hearty Southern breakfast or brunch, with scratch-made biscuits and classic comfort food.

A fun McMinnville experience where you can rent a kayak and spend some time on the Barren Fork River, then grab something to eat afterward.

FALL CREEK FALLS STATE PARK
One of Tennessee’s most spectacular state parks, with waterfalls, overlooks and miles of beautiful hiking trails. A great half- or full-day trip.
CUMBERLAND CAVERNS
Explore one of Tennessee’s most impressive cave systems. Guided underground tours make this one of the area's signature experiences.
ROCK ISLAND STATE PARK
Waterfalls, dramatic river scenery and hiking trails make this one of our favorite places to spend a few hours outdoors.
SMOOTH RAPIDS
Rent a kayak and spend a few hours floating the Barren Fork River. A fun and easy way to experience the area from the water.
HISTORIC DOWNTOWN McMINNVILLE
Explore Main Street, locally owned shops, antiques, restaurants and the character of historic downtown.
PARK THEATER
McMinnville’s beautifully restored historic theater hosts concerts, performances and special events throughout the year.

NO SMOKING OR VAPING
Please do not smoke or vape inside the farmhouse.
SEPTIC SYSTEM
The farmhouse uses a septic system. Please flush toilet paper only and place all other items in the trash.
DOORS & WINDOWS
Please keep exterior doors and windows closed when the heating or air conditioning is running, and make sure doors are locked whenever you leave.
GRILL
You're welcome to use the gas grill. When finished, please turn off the burners and shut off the propane at the tank.
TRASH
Please place household trash in bags and securely tie them before putting them in the designated trash container.
PROPERTY & EQUIPMENT
Please don't enter utility or equipment areas or use tools, machinery or other property-maintenance equipment.

We put a lot of care into Collins River Farmhouse and simply ask that you treat the home, furnishings and property with care.

Kroger — Full grocery store, pharmacy and everyday essentials.
Walmart Supercenter — Groceries, household items and general supplies.

Walgreens — Pharmacy, health items and basic necessities.
Kroger and Walmart also have pharmacy services.
GAS & CONVENIENCE
Several gas stations and convenience stores are located along the main routes into McMinnville.
MEDICAL CARE
Ascension Saint Thomas River Park Hospital — The closest full-service hospital and emergency department.
DOWNTOWN McMINNVILLE
Restaurants, coffee, shopping, groceries and other services are only a few minutes away.
